Say NO to 250 new homes in Stoke d’Abernon
What’s happening?
Burwin Investments plans to build over 250 homes on Green Belt land in Stoke d’Abernon – a 40% increase in local housing. The development includes 1-2 bed flats and 2-4 bed houses, with a mix of market, affordable, and social housing.
Why you should object
A proposed development of 250 homes off Blundel Lane will have far-reaching consequences – not just for Stoke d’Abernon, but also for Oxshott, Cobham, and Fetcham.
- Green belt land loss: land identified as having a “moderate to high sensitivity to change.”
- Inappropriate urban development: excessive height and massing of flats and houses.
- Unsustainable location: with limited local amenities, there will be high reliance on cars.
- Pedestrian safety risk: no walkway or cycle lane on narrow railway bridge.
- Road safety risk: dangerous access roads proposed with blind corners.
- Dangerous junction: Blundel Lane & Stoke Road junction is already hazardous.
- 250-500 new cars on the road: inevitably new homeowners will bring 1-2 cars per household.
- Traffic: queues on Blundel Lane regularly stretch back from Stoke Road.
- Flooding & sewage: unresolved drainage and overflow issues cause ongoing problems.
- Pollution: more air, noise, and light pollution impacting health and wellbeing.
- Environmental harm: loss of trees, hedgerows, and habitats for wildlife.
- Strain on local services: healthcare capacity already under pressure.
What you can do
Object to planning application
2025/1097. Submit your objection at: www.elmbridge.gov.uk/planning. Or email: tplan@elmbridge.gov.uk. Deadline: 27 June 2025 – objections after this date should still be accepted – don’t be discouraged.
Spread the word
Talk to your friends and neighbours. Share this flyer and encourage others to object. Community voices make a real difference.
Lobby your Councillors
Express your concerns; they matter. Share how the development would affect your daily life. Ask them to represent residents and oppose the plans.
